What Are Your Home Improvement Project for 2024?

Welcome to our New Year 2024! We all enjoyed seeing our family and friends over the holidays and
now it’s time to make plans for the upcoming year.

Have you thought about any improvement projects that you would love to see around your home?
Are you wondering what upgrades will bring comfort, joy and ease for you and your family?
Are you curious if certain projects will add value to your home as a real estate investment?
One Design Place is here to explore these questions with you.

We went to the National Association of Realtors to see their Remodeling Impact Report. Here are the
following stats of how much of the cost of a particular project might be returned when a house sells:

Complete Kitchen Renovation – 75% return on investment
Nationally, kitchen upgrades are the most popular home improvement projects. One Design Place
considers the kitchen to be the heart of the home. When you improve the kitchen, you add the love.

Bathroom Remodel – 71% return on investment
Bathroom upgrades, especially in the master suite, are the second most popular home improvement
projects. One Design Place considers the bathroom to be an oasis of well-being, health, and nurturing.

Adding a New Bathroom – 63% return on Investment
Additional construction and labor costs are necessary when adding a whole new bath, so the added
value is not as high. However, a new bath adds functionality and convenience for you and the family.
Many of One Design Place clients will say that the expense is well worth every penny.

Closet Renovation – 83% return on investment
We all want our mornings to go smoothly and with no stress, when everyone heads out for work
and school. Cynthia Cannizzaro, owner of One Design Place, tells us that when doing a closet
revocation, organization is the key.

Adding New Wood Flooring – 118% return on investment
Believe it or not, upgrading to wood flooring gives a very high return. Wood flooring adds warmth,
charm, elegance, and is very durable over many years. Wood flooring is easy to clean and maintain, and
is important for people who have allergy concerns.

Converting Unused Square Footage to a Home Office –
A convenient home office space may persuade buyers to make an offer when reselling. One Design
place sees many young families where both parents are working at home.

Of course, we want to consider that for many, the home purchase is the biggest lifetime investment and
we want to keep an eye on that value over the years. We do want to consider what value is added when
doing renovations.

At the same time, we also must account for the emotional value that the home plays in our lives. The
home can be considered a sanctuary, a haven, a shelter. We return home to rest and rejuvenate. We
raise our families, create memories, entertain friends, and live our lives from our homes.

So, remember to consider both the financial and emotional aspects of your dream home projects.
